This award-winning rebuilt warehouse is the definition of industrial chic

If you’re a regular CandysDirt.com reader, you’ve probably listened to HGTV at some point and watched a show or two. Or three. Or five. Guilty as accused!

This warehouse-turned-home, located in Dallas’ Design District and listed by Henda Salmeron of Dave Perry-Miller Real Estate, is not only breathtaking, it is award-winning. The home won the Amazing Kitchens category in HGTV’s Ultimate House Hunt 2022, and it’s not hard to see why.

Metropolitan and modern

Originally two separate warehouse buildings, the property has been completely rebuilt and transformed into a luxury home that still retains the industrial vibe of its origins.

“This is a unique property for Dallas. You would expect these kinds of amenities in New York or San Francisco…or London or Paris,” says Henda.

The large windows, which offer panoramic views of downtown Dallas and the Trinity River, and the open floor plan allow for an abundance of natural light. Not to mention that the open space is perfect for entertaining. And speaking of entertainment…

A kitchen that would make Gordon Ramsay jealous

In this house, a charcuterie board is a necessity. The kitchen, honored by HGTV, is what Henda calls “the heart of the house.”

“I love the bar. I’m from South Africa…and we all live, hang out and party around the kitchen bar sharing stories. This kitchen provides the perfect gallery while you entertain.

Like the rest of the house, the kitchen mixes urban and upscale in the form of exposed ceilings, a hand-carved walnut countertop, cement flooring, and high-end appliances.

Everything is bigger in Texas… including the views

When I asked Henda about the standout feature of this home, she was quick to respond, “first and foremost, that it’s on the Trinity River.”

This warehouse may be in the heart of the Design District, but its outdoor access couldn’t be more enviable. Located on one of the most unique spots in town, it features a rooftop terrace that offers magnificent panoramic views of downtown Dallas and Trinity.

It’s a terrace and a sunset to savor with a glass of wine in hand.

Henda Salmeron of Dave Perry-Miller Real Estate has listed 1517 E Levee St. for $4.5 million, which just went under contract.
